Occasionally, if I were lucky – I’d find a Craigslist ad showing an actual house, but then the problem became: it would either already be gone, or it would be total garbage.
That’s part of the reason we built this website. We wanted to service all of the men and women in San Diego county by providing them with beautiful houses to rent that fit any budgets!

A Letter to Our Friends Looking to Rent…
Hello! And thank you for taking time to look at our website! I hope to give you a little background on us, a better understanding of exactly what we do, and how we can help you, while answering some of the questions you may have.
First of all, a little background on how this all got started: My husband and I moved to Encinitas, California in May of 2010, transplanting our entire lives, including 2 dogs, a cat, a horse, and a friend from the Seattle area. When we were looking for housing, it was impossible to find a House within our budget that accepted animals. (We knew the horse would have to be boarded somewhere in the country) Two weeks before moving date, we were still without a place to live, and starting to panic. My husband, Shane, and a friend from Seattle drove down here to San Diego to see if they would have better luck driving around looking for “For Rent” signs. It was very time consuming and tedious work, but they lucked out. They found a duplex that would be open for showing Saturday at 9am. At 8:30am on Saturday, there were already 15 cars parked out front waiting to tour and lease the property! We did end up getting the place (2 beds, one bath for $1700 a month), but already we were starting to understand the lack of housing in Southern California.
Our friends Tommy and Nels had similar experiences when looking for housing, Tommy and his wife found a condo (2 beds, 2 baths for $1900 a month). And Nels settled for an apartment complex in Carlsbad, (1 bed, 1 bath for $1400 a month). We all spotted a severe need in this area for affordable housing, and started brainstorming on how to fill the need. This is what we came up with.
What do we do? Right now the real estate market is bleeding. It is a great time for buyers, because so many houses are owned by the banks, or owned by investors that need to get out of the market. We go out and look for houses that are priced under market value, but need very little or no repair. When we find a good house, in a good neighborhood, we buy it with cash immediately. Many investors are trying to play the game of “flipping” which is buying a rundown house, adding new paint and carpet, and trying to sell it for much higher than they purchased it. Those houses tend to sit empty for months, and there is a definite need to fill homes! About 10 percent of all homes in San Diego county are vacant.
The four of us decided that we would much rather help people have places to call homes, and have receive equity out of our homes, rather than trying to make a quick lump sum and “flip” houses.
Here on our webpage you will find an “opt in” form where we gather some information about you, where you want to live, and your current situation. We then send our realtors out to find homes in the areas where the majority of people are looking. When we find a good deal, we buy it, and email the property out to anyone who is interested in that area. We are not real estate brokers. Brokers find one property for one particular client. We use the information you give us to get an idea of where the rental market is, and buy houses based on average rent in those areas. Then we give everyone interested an equal opportunity to rent the house. If you are not interested in the homes we find, no problem, just let me know, and I will adjust my search for you.
How can we help you?
Our goals are to provide safe, affordable housing in San Diego County. I say affordable, meaning within the average rents in the area. One way to help many people is just to open their eyes to the real estate market in California. It’s unfortunate to say, but if you cannot spend at least $1500 on rent each month, there is very little chance of being able to rent a single family home, or duplex with a yard. Sorry. Most of the average houses in North County rent for between $1800-$2400 a month. If you are not from this area, this might be a shock; I know it was for us when we first moved here.
We want to be able to get you into a house that you can call home, and we don’t really care about what financial troubles you have had in the past. If you have had credit issues, bankruptcies, or foreclosures we just want to see that you have overcome your past financial difficulties, and are back on your feet.
We will look at your debt to income ratio, to make sure that you are able to comfortably afford rent each month. (a general rule of thumb is housing should be 30-40% of your take home pay each month, meaning if your rent is $2000 per month your household needs to make about $80,000 a year) we also will look at how much unpaid credit debt you have (Toxic Debt) like lines of credit, credit cards, cell phone bills, car payments, and big toys.
We want to help you not only find a place to call home and rent from us, but we would love to help you buy your own home in the future as well. Did you know that most mortgage payments are just about the same price as renting and sometimes even cheaper?
Depending on your situation, you might be ready to buy a home sooner than you thought possible! If you have money saved up for a down payment, but the banks won’t lend to you because of your credit score, we can help you! If you really love one of the houses we show you, we can either rent it to you, do a Lease-to -Own option, or owner finance you.
The simple explanation of a lease-to-own situation is you place an “option payment” down at the beginning of the homes lease (usually 3-5% of the properties’ value). This gives you the option to buy the home from us in the future at a price set in the beginning of the lease. If you decide not to buy the home, you can walk away at the end of the lease, and if you wish to purchase the home, you can, avoiding any inflation that has occurred over the years you were leasing the property.
Owner financing is the fancy way of saying that we are the bank. If you buy a home traditionally, you go to a mortgage company or bank and get pre-approved for a loan of a certain amount, then go find a realtor and try to find a house you want to buy. And you make mortgage payment for 30 years toward the mortgage. With owner financing, we are the bank. If you like the house, and wish to purchase it from us, we want 10-20% of the property value down, and then you make payments to us, instead of a bank. If you were ever to default on the payments, the property wouldn’t go into foreclosure, it would just come back into our control, and you would lose all ownership rights.
What other questions do you have?
**The same few questions come up every day while I’m on the phone. Here are some answers for you:
The first question is always the same, how much do you charge for this service? The incredible answer is Nothing! We get the equity out of the houses we are buying, and that is enough for us. Remember, we are only buying homes that are under market value, and then renting them at fair market value, meaning we are making a profit. Every business has to do that.
*The next question is; why are you doing this? Truthfully, we all just want to help people out. The four of us all believe that the more you help people out, the more rewards you will get. And we are rewarded every time a new family moves into one of our houses! We are thrilled to offer a backyard for your new puppy to play in, a front yard for your kids to run thru the sprinkler, a garage for your husband to keep his ‘toys’ and a garden for your wife to call hers.
*Do We Allow Pets? Yes we do! Shane and I love pets, and we have 2 giant dogs, a cat, 2 horses, and a chinchilla! Yeesh! Talk about a farm! As long as the city law permits an animal, we will permit it. Cats and dogs will be charged a monthly pet rent of $50 a month. We decided to do this instead of an expensive pet deposit at the beginning of the lease. And I don’t care how cute and cuddly and sweet your pet is, he will leave traces of his furry/fluffy/hairy/feathery self behind when you move out, and that is why we have to charge you for him. Any animal that lives in a house for more than a month requires extra cleaning to be done when you move out of the house. (Some homes may also be charged a small pet deposit at the beginning of the lease.) We love pets, and want you and your pet to be happy. But we have to protect ourselves from the not-so-attentive pet owners out there.
*How much is the security deposit? We will be charging a security deposit equal to one months’ rent upon move in. In some cases, we will allow you to pay your security deposit in payments; we understand how hard it can be to come up with that much extra cash.
*Why don’t you have pictures on your website? We are constantly buying, filling, and looking at new houses to buy and fill, and it was impossible for us to keep all the properties up to date on the site, and give you the attention you deserve.
*How will you contact me? Nels and I tried to contact everyone on the phone within 1-3 days of you filling out our form. But, we just got way to overwhelmed.
